Historic Building Conditions Assessment Study
In the Fall of 2018, Moser Pilon Nelson conducted a conditions assessment study of the historic Hurlbut Dunham House (circa 1804) which is prominently located on Main Street in the heart of Old Wethersfield.
The study included an evaluation of the existing building conditions inclusive of structural systems, envelope and fenestration integrity, ADA compliance and both construction and project budget development.
Comprehensive recommendations for repairs included work on the roof framing, foundation repointing, exterior brownstone window sill and lintel replacement, wood shutter and window sash repairs and replacement, stabilization of the porch foundation/framing and repair and/or replacement of the aged garage structure.
The document will be utilized by the Wethersfield Historical Society to secure grant funding to rehabilitate the building and serve as a scoping plan for the future work.
